An ordinance changing the zoning classification of land along Woodgate Drive and within a
portion of the Heider Estates Subdivision from O1/Ag to 03 and Ag to R1, with a penalty ·
and injunctive relief for a violation thereof as set forth in Section 18.28.010 of the Code of
General Ordinances of the City of Janesville.
THE COMMON COUNCIL OF THE CITY OF JANESVILLE DO ORDAIN AS
FOLLOWS:
SECTION I. The zoning classification of the following described property is hereby changed
from O1, Office/Residence District, and Agriculture to 03, Neighborhood Office District:
PART OF THE SE. ¼ OF THE NE. ¼ OF SECTION 8, T.3N., R. 13E. OF THE 4TM P.M., CITY
OF JANESVILLE, ROCK COUNTY, WISCONSIN.
DESCRIBED AS FOLLOWS: Commencing at a stone monument at the East ¼ comer of said
Section 8; thence S.0°36'30"E. along the East line of the SE. ¼ of said Section, 686.67 feet;
thence N.37°28'45"W. 1289.63 feet to the Southeasterly line ora Certified Survey Map as
recorded in Volume 6, Page 19; thence S.52°31 '45"W. along said Southeasterly line, 49.86 feet
to the most Southerly comer of said Certified Survey Map, also being at the place of beginning
for the land to be herein described; thence continuing S.52°31'45"W. 115.14 feet; thence
N.37°28'45"W. 38.58 feet to a point of curve; thence Northwesterly, along a curve convexed
Northeasterly, 290.62 feet, having a radius of 185.03 feet and a chord bearing N.82°28'30"W.
261.65 feet to a point oftangency; thence S.52°31 '45"W. 167.27 feet to the West line of the SE.
¼ of the NE. ¼ of said Section; thence N.0°41 '30"W. along said West line, 292.58 feet to the
Southeasterly R.O.W. (fight-of-way) line of S.T.H. 26; thence N.48°47' 17"E. along said

to the Southwesterly line of said Certified Survey Map; thence S.37°25'10"E. along said
Southeasterly line, 455.28 feet to the place of beginning.
SECTION II. The zoning classification of the following described property is hereby changed
from Agriculture to RI, Single and Two-Family Residence District:
PART OF THE SE. ¼ OF THE NE. ¼ OF SECTION 8, T.3N., R. 13E. OF THE 4TM P.M., CITY
OF JANESVILLE, ROCK COUNTY, WISCONSIN.
DESCRIBED AS FOLLOWS: Commencing at a stone monument at the East ¼ comer of said
Section 8; thence S.0°36'30"E. along the East line of the SE. ¼ of said Section, 686.67 feet;
thence N.37°28'45"W. 1289.63 feet to the place of beginning for the land to be herein described;
thence S.52°31'45"W. 165.0 feet; thence S.37°28'45"E. 135.01 feet; thence N.52°31'45"E.
165.0 feet; thence N.37°28'45"W. 135.01 feet to the place of beginning. Containing 22275
square feet.
SECTION III. This ordinance shall take effect immediately upon adoption by the
Common Council, the public health, welfare, peace, tranquility, good order, public benefit, and
police power so requiring.
