An ordinance changing the zoning classification of property located within the 4600 block of Drott
Drive from M1 (Light Industrial) to B3 (General Commercial) District.
THE COMMON COUNCIL OF THE CITY OF JANESVILLE DO ORDAIN AS FOLLOWS:
SECTION I. The zoning classification of the following described property is hereby changed from M1
(Light Industrial) District to B3 (General Commercial District) District.
Lot one of a Certified Survey Map as recorded in Volume 16, Pages 168 thru 170, Lot One of a Certified
Survey Map as recorded in Volume 21, Pages 326 thru 329, Lot 1 of a Certified Survey Map as recorded
in Volume 20, Pages 323 thru 327, also part of Lot 2 of said Certified Survey Map as recorded in Volume
20, Pages 323 thru 327, described as follows: Beginning at the NW. comer of Lot 1 of said Certified
Survey Map (Volume 20, Pages 323 thru 327); thence N.0°06'50"W. along the East line of Dresser Drive,
75.18 feet to a point of curve; thence Northeasterly, continuing along said East line, along a curve
convexed Northwesterly, 164.93 feet, having a radius of 150.0 feet and a chord bearing N.31 °23' 10"E.
156.75 feet to a point of tangency; thence N.62°53' 10"E. along the Southeasterly line of said Dresser
Drive, 172.83 feet to a point of curve; thence Northeasterly, continuing along said Southeasterly line,
along a curve convexed Northwesterly, 15.63 feet, having a radius of 300.0 feet and a chord bearing
N.64°22'42''E. 15.62 feet; thence S.0°06'50"E. 294.03 feet to the NE. comer of said Lot 1; thence
S.89°53' 10"W. along the North line of said Lot 1, a distance of 250.0 feet to the place of beginning. All
located in the NW. % and SW. % of Section 27, T.3N., R. 13E. of the 4th P.M., City of Janesville, Rock
County, Wisconsin.
SECTION Il. The rezoning of the above described area is conditioned upon the following:
A 35 foot wide landscape buffer shall be created along the entire south line of the applicant's property
that is located within the City of Janesville south of Drott Drive and East of USH 14. The south 10 feet of
the buffer shall be reserved for future utility installations that may be necessary and if the appropriate
easements are established during subdivisions of the property. The north 25 feet of the buffer shall be
planted with landscape screening as the land is developed. Said landscape screening shall consist of two
offset rows of conifer trees spaced at least 15 feet apart. The trees shall be of a species that will retain
their lower branches and thus provided adequate screening. The conifer trees shall be at least 3 feet in
height at the time of planting.
