99-1240ORDINANCE NO. 99-1240 An ordinance changing the zoning classification of property located at the southwest corner of Jerome Avenue and West Delavan Drive from R2 (Limited General Residence) to M2 (General Industrial District) with a penalty and injunctive relief for a violation thereof as set forth in Section 18.28.010 of thc Code of General Ordinances of the City of Janesviile. THE COMMON COUNCIL OF THE CITY OF JANESVILLE DO ORDAIN AS FOLLOWS: SECTION I. The zoning classification of the following described property is hereby changed from R2, Limited General Residence District to M2, General Industrial District: Lots 1 through 5 of Wilsons Addition, a subdivision plat recorded in Rock County, Wisconsin. SECTION II. The zoning of the above described property to M2, General Industrial District is conditioned upon the following: A 32 foot wide area shall be established along the Jerome Avenue frontage of this rezoned parcel in which no structure or parking shall be permitted and which will be used exclusively for development and installation of a bermed landscaped area to provide screening. If a fence is located in this area, it shall be located behind the bermed landscaped area. Such landscape and screening plan shall be approved by the Site Plan Review Coordinator. Architectural review and approval of the Jerome Avenue building elevation including building materials and design shall be approved by the Site Plan Review Coordinator prior to issuance of building permits if different from the existing Jerome Avenue elevation. Jerome Avenue may be used for track maneuvering (using the street to back up in or onto) to the shipping area. Jerome Avenue shall not be used for receiving truck access to the plant. Truck access on Jerome Avenue for the purpose of shipping will be permitted provided that such truck traffic shall only be allowed to travel in a southerly direction on Jerome Avenue from Delavan Drive to the track access point and in a northerly direction from the truck access point to Delavan Drive.
